After being underwater on a home that needed to be sold and cashing out an entire 401K to cover the difference, years later I took a course and discovered that there were alternative ways to have remedied that situation that would have allowed me to still sell that house AND keep the 401k. This realization led to the creation of LeMay House as a direct home buying entity. The goal is educating others on how real estate transactions can be done totally legally while "thinking outside the box" and not listing on the MLS with a realtor.
Yes indeed it's legal and not a scam. I like to view it as an alternative way of doing business - you have choices when you want to sell a car, right? Trade it in at the dealership or sell it privately. This is a way of selling your home that is just a different option than listing with a realtor on the MLS.
I'd be more than happy to go over your concerns and help you understand how - email info@lemayhouse.com and we can educate you on how a direct home buyer structures sales.
Anything that we can add value to - we love buying homes that need some love!
Yes, we certainly do! Feel free to reach out with the property information such as the address and mortgage information and we will be happy to discuss options with you. You may be surprised to learn that there are options available to you that might even get you some money in your pocket at closing.
Direct home buying is different than using a realtor. The averages fees to sell a home with a realtor are about 8%. Sometimes it makes senses to sell the property to an investor off market because it's hassle-free and you are going to walk away with more money.
We can orchestrate the purchase directly with you (the seller). If you'd like to hear more send us a message at info@lemayhouse.com and we will be happy to walk you through the process.
I love creative finance and working out of the norm. Realtors are actually referral partners and I wish them nothing but the best! There are some situations where a realtor can get the job done in a different way than a direct home buyer can and that's great. There is room for everyone.
I focus on distressed homes and sellers who need to move on - whether because of a divorce or whatever reason might be putting them in a tough spot with a property they currently own and need to get out of.
Bonus points if the house needs some work so don't be shy about reaching out if you never got around to remodeling the outdated kitchen or whatever needs to be spruced up, that's totally fine.
The short answer is yes, if you are able to provide accurate information regarding the property when we talk, if it's a good match we can do an offer without visiting it in person.
Of course we don't want to give lowball offers or offend anyone! What it all boils down to is it's all about what the home can sell for in tip-top condition and what people are paying in as-is condition.
